Property management for owners

What we do for an owner, from the first tenant to the yearly inspection.

A restored room: white columns and arches, a plaster ceiling with a chandelier, and wood floors.
A room restored by our own crew.

Tenant placement

Listed, screened and signed on the provincial lease.

  • The unit listed on our rentals page with the rent and the date it is free
  • An application asking for rental history, with past landlords, and income (employment, pension or assistance)
  • Each application checked before a tenant is accepted
  • The lease signed on New Brunswick’s Standard Form of Lease

Rent collection

Paid by e-transfer, followed up when late.

  • Tenants pay by e-transfer
  • Rent due on the 1st, with a grace period to the 3rd
  • When a tenant does not pay, we start the eviction process and find a new tenant

Maintenance

A repair line for tenants, and our own crew.

  • Tenants call (506) 651-7684 (every day, 9am to midnight) or use the repair form
  • Our own crew for restoration, construction and garbage removal
  • Tenants are shown the finished work and who to ask about it

Annual inspections

Every unit once a year, with check-ins between.

  • A walk-through of each unit every year
  • Regular check-ins with tenants between inspections
  • Tenants given written notice before an inspection, as the Act requires
