Owner FAQ

What owners ask before they sign.

Renting your property

How quickly will my property rent?

It depends on the competition, the season, the state of the home and its price. We price it to rent quickly and keep the income steady.

How do you price my property?

We look at comparable properties in the current market and set the rent from them, aiming for the best rent with the shortest vacancy.

What does the free rental analysis give me?

What the unit should rent for, from comparable rentals, and whether the property is a fit for our management. There is nothing to sign.

Tenants and rent

How are tenants screened?

Every applicant applies their rental history, including past landlords, and their income (employment, pension or assistance), and we check it before accepting anyone.

How is rent collected?

Tenants pay by e-transfer. Rent is due on the 1st, with a grace period to the 3rd.

What if my tenant does not pay?

Screening makes it less likely. When it happens, we start the eviction process and find a tenant who can meet the lease.

Who holds the security deposit?

The province. Under the Residential Tenancies Act, the deposit is at most one month’s rent. It goes to the Tenant and Landlord Relations Office within 15 days of being paid.

The rules we work under

Can the rent go up?

By at most 3 percent, unless the Tenant and Landlord Relations Office approves more. At most once in 12 months and never in the first 12, with six months’ written notice.

What lease do you use?

New Brunswick’s Standard Form of Lease, which the Act requires. The landlord and the tenant each keep a signed original.
