Tenant FAQ
Applying, paying rent, repairs and moving out.
Applying
How do I apply?
Find a unit on the rentals page, then call or send a message and we send the application. It asks for your rental history, with past landlords, and your income (employment, pension or assistance).
How much is the deposit?
Never more than one month’s rent. It goes to the province’s Tenant and Landlord Relations Office within 15 days, and the Office mails you a Certificate of Deposit.
Do I pay first and last month’s rent?
No. A landlord in New Brunswick may ask for the first month’s rent and a security deposit, not the last month’s rent as well.
Living here
When is rent due?
Rent is due on the 1st, with a grace period to the 3rd.
How do I pay?
By e-transfer. Call (506) 651-7684 for the e-transfer address. Cash and personal cheques are not accepted.
How do I ask for a repair?
Use the repair request form, or call (506) 651-7684.
When can the landlord come in?
In an emergency, at any time; for a repair you asked for in writing, within two working days without notice. Otherwise after written notice: at least 24 hours for an inspection or a showing, seven days for routine repairs, between 8 a.m. and 8 p.m., never on a Sunday or a holiday.
Renewing or moving out
When will I hear about renewing?
We contact you about 90 to 120 days before your lease ends.
How much notice do I give?
Under the Residential Tenancies Act: one month for month-to-month, three months for year-to-year, one week for week-to-week. Give it in writing, dated and signed; it takes effect on the last day of a rental period. A fixed-term lease ends on its end date.
Can my rent go up?
By at most 3 percent, unless the Office approves more. At most once in 12 months and never in the first 12, with six months’ written notice. You can ask the Tenant and Landlord Relations Office to review it within 60 days.
How do I get my deposit back?
Ask the Tenant and Landlord Relations Office in writing. The landlord has seven days to claim against it: after the tenancy ends, or after the end of that month or week when it ended by notice. With no claim in time, it is returned within seven days of your request.
